Opportunity: Looming Downturn in US Commercial Real Estate

Since the recession in 2008, commercial real estate has been very active in most markets in the U.S. In fact, we would argue that in many markets commercial real estate is significantly overbuilt with new properties. These booms invariably bust, and the opportunities become pronounced. Buying distressed properties or the promissory notes can offer enormous upside.

We believe many opportunities will begin surfacing late 2019 and early 2020 as a result a possible slowdown in the global economy and overbuilding in specific markets.

Our Investment Partnering Model

We propose creating a joint venture now. We would, ideally, like to have all negotiations and mutual due diligence performed well in advance of the opportunities. Particularly with respect to distress opportunities, we must move fast when they appear, usually within 30-60 days.

  • We invest alongside our joint venture partners.
  • We manage, lease, finance and sell the property when the time is right.

In addition to distress opportunities, we see opportunities to purchase or complete projects around the U.S. that are not distressed, but which represent opportunities for stable, high returns.

We believe an affiliation made in advance of the coming glut of property could yield tremendous opportunity.

How We Capture Opportunities

  • We constantly surveil the most desirable markets in the U.S.
  • We perform on-site due diligence and market analysis.
  • We create all budgets and pro forma analysis.
  • No costs are incurred by our JV partners until the project investment is approved.

US Regional Markets

We believe the biggest opportunities will be in markets often neglected by institutional investors.

  • We have a strong preference for cities in the sun belt of the U.S., and cities that have at least 500,000 people.
  • We insist on a local economy that demonstrates growth and an attractive lifestyle.
  • There are many markets experiencing this phenomenon such as Austin, Seattle, and Portland, among others.
